ASIAIR Plus direct connect via ethernet

I have reached the end of the line with the flakey WiFi connection of my ASIAIR Plus. I want to connect my Samsung A52 directly to the ASIAIR via a USB C to ethernet adaptor. With it setup and then powering ON the ASIAIR the phone shows I have an ethernet connection but the ASIAIR app shows 'No connection'. If I keep the ethernet connected and then connect to the ASIAIR via WiFi and go into the ASIAIR app I see that both WiFi and Ethernet are available (see photo). I can use the App perfectly OK but I have established that the App is only connected via WiFi. If I turn off the WiFi connection the App shows it is disconnected and is not using the Ethernet connection. What am I doing wrong?

If you're connected via Ethernet to the ASIAIR, then, when you start the ASIAIR App you would need to use the Connect via IP address method.

Just make sure the WiFi on your phone is off (and possibly mobile data as well) for now while trying to get this to work.
